Introduction
In these terms and conditions:
- “you” or “your” refers to the guest making the booking and related parties.
- “our”, “us”, or “we” refers to Lo Scoglio and related parties.
- “property” or “accommodation” refers to Lo Scoglio, located at 451 Coopers Shoot Road, Coopers Shoot, NSW 2481.
By booking your stay at Lo Scoglio, you are agreeing to these terms and conditions, crafted with your comfort and safety in mind.
Bookings
Bookings at Lo Scoglio can be made via our website www.loscoglio.com.au or via email at enquiry@loscoglio.com.au. We’re here to help you every step of the way.
Our policies are:
- 50% deposit to secure a booking.
- Final 50% non-refundable payment due 30 days prior to your arrival.
- If booking within 30 days of arrival, full payment is due at the time of booking.
You agree to pay the rate for each night of your stay before arrival and any additional charges before departure.
Deposit and Final Payment
- A non-refundable deposit of 50% is required at the time of booking confirmation. This can be paid via bank transfer, Visa, or Mastercard. Use of credit cards incurs a 1.5% charge.
- A non-refundable final payment is required 30 days prior to arrival, payable via bank transfer, Visa, or Mastercard, with a 1.5% charge for credit card use.
- Bookings and payments must be supported with identification.
Payment Policy
Full payment is required at least 30 days before your arrival. If Lo Scoglio has not received payment, we reserve the right to cancel the booking.
In the event we must issue a refund via credit card, the refund must go back onto the original credit card charged.
Cancellation Terms and Charges
We understand that plans can change. While our booking deposit and final payment are non-refundable, we encourage you to read our detailed cancellation policy for clarity.
Our cancellation terms:
- Cancel 60 days prior to arrival for a full refund.
- Cancel 31-59 days prior for a 50% refund of your deposit.
- Cancel within 30 days of arrival, 100% of the total booking fee is charged.
Written notification is required for all cancellations. All cancellations will incur a $150 cancellation fee. Travel insurance is strongly recommended.
Coronavirus (COVID-19) Cancellation Policy
Please refer to the NSW government website for current COVID-19 restrictions and guidelines. We recommend travel insurance for unforeseeable cancellations.
Security Bond
Accommodation Security Bond
For guests booking accommodations at Lo Scoglio, a security bond of $3,500 is required. This bond must be held on a nominated credit card and will be processed one week prior to check-in. This amount is non-negotiable and is necessary to secure the booking and ensure the property’s protection during your stay.
Intimate Gathering Security Bond
For intimate gatherings (such as micro weddings and birthdays) held at Lo Scoglio, a security bond of $3,000 is required. This bond must be transferred one week before the event date. The bond is non-negotiable and ensures the property is maintained and protected during your gathering.
Please note that there are two distinct security bonds applicable depending on your booking type. For accommodation stays, a bond of $3,500 is required. For exclusive private events, a separate bond of $3,000 applies. If you are booking both accommodations and hosting an event, both bonds must be paid separately. Each bond must be processed one week prior to the start of your stay or event, as applicable.
Rates and Charges
Rates are quoted in AUD and subject to change. Minimum 5-night stay required during Easter, and a minimum 7-night stay required during Christmas, and New Year.

You’ll receive access to our compendium upon arrival, your go-to guide for a wonderful stay at Lo Scoglio.
Complimentary Concierge Service
As a valued guest at Lo Scoglio, we are pleased to offer 3 hours of complimentary concierge service with each booking to enhance your stay. This exclusive service, provided by our professional concierge team, is designed to cater to your personal needs and preferences. From making restaurant reservations, arranging transportation, to planning local excursions or special events, our team is dedicated to ensuring your experience is both seamless and memorable. You are entitled to this service from the confirmation of your booking. If you cancel your booking more than 30 days out, you will be required to pay the fees involved with this service. We strive to accommodate early check-ins and late check-outs wherever possible, so don’t hesitate to ask! Early check-in and late check-out requests are subject to availability and fees may apply.
Family Accommodations at Lo Scoglio
At Lo Scoglio, we’re dedicated to creating an environment that ensures the comfort and safety of all our visitors. As a relatively new property, we are constantly evaluating how to enhance our offerings and amenities to suit the needs of our diverse clientele.
Infants and Young Children: We are pleased to accommodate families with infants up to the age of 1 year, offering complimentary amenities such as portacots and highchairs to enhance your stay. Please bring any extra essentials required for your infant’s comfort.
Planning Your Stay with Children: We understand that families come in all shapes and sizes, and we cherish each of our guests. To ensure we can offer the best experience for your family, we ask that guests planning to stay with children under 10 years old contact us directly prior to booking. This will allow us to discuss your individual needs and confirm how we can best accommodate your family during your visit to Lo Scoglio.
Hosting an Event or Small Function
Dreaming of hosting a small event or gathering at Lo Scoglio? We’d love to hear your ideas! Contact us to discuss how we can make your event special and compliant with our guidelines. Please note that additional terms and conditions will apply. Lo Scoglio can accommodate a maximum of 25 guests, including children, for gatherings and events, ensuring an intimate setting and compliance with our operational capacities. For overnight stays, we can comfortably host up to 12 guests, including children, on the premises. This allows us to maintain the quality of our facilities and the comfort of all guests.
No additional guests are allowed on-site without prior approval. A small event is defined as any gathering exceeding the number of people staying at the house. We’re more than happy to work with you to create a memorable and enjoyable occasion, but please note that no schoolies, hens, or stags are permitted.
Noise and Behaviour
Excessive noise, disturbance, or anti-social behaviour will result in warnings and may lead to immediate eviction without refund.
Inappropriate Bookings and Schoolies
We reserve the right to refuse bookings for inappropriate purposes or that may cause disturbance.
Facility Rules
Our facilities are here for your enjoyment and well-being. We invite you to familiarise yourself with the rules to make the most of them.
- Spa – Given the presence of water, please provide vigilant supervision for young children.
- Gym – For health and safety reasons, children under the age of 13 are not allowed in the gym without parental supervision.
- Pool – As it contains water, please ensure diligent supervision of young children.
- Ice bath – As this involves water, please maintain close supervision when younger individuals are using it. Additionally, children under the age of 13 must have adult supervision for their safety.
- Sauna – To ensure safety, kindly keep the large outer doors open and securely latched. Children under the age of 13 are not permitted in the sauna for their well-being.
Disclaimers
Your safety and comfort are our priorities. While we take every precaution, we also remind guests of their responsibilities for a worry-free stay. We are not responsible for power or water outages or changes in property furnishings or descriptions.
Force Majeure
No compensation for changes or cancellations due to events beyond our control, including natural disasters, epidemics, or government actions.
In the event that Lo Scoglio is sold or otherwise transferred to a new owner prior to the scheduled date of your stay, event or small gathering, the new owner shall assume all rights and obligations under this agreement. The new owner shall make reasonable efforts to accommodate the event or small gathering under the same terms and conditions outlined herein. However, if the new owner is unable to accommodate the event or small gathering, Lo Scoglio shall provide a full refund of any deposits or payments made by the client. The client agrees to hold harmless Lo Scoglio and its current and future owners from any liability arising from such a transfer of ownership.
Commercial Use

No Tenancy
This booking is not a residential tenancy agreement. No tenancy or rights are created under any landlord/tenant laws.
Parking
On-site parking is available. Six car spaces are reserved for accommodation guests only.
Keypad Locks
Each accommodation has a unique keypad lock with a code provided before check-in.
Linen
Linen, towels, and pool towels are provided. Additional linen available on request, fees may apply.
WIFI, Internet Access, and Smart TV
Starlink internet and WIFI are available. Smart TV in all accommodations; use personal login for streaming services.
Housekeeping and Environmental Care
Help us maintain the beauty of Lo Scoglio by being mindful of your environmental footprint during your stay.
Rubbish and Recycling
Please use the bins provided for all rubbish and recycling before departure.
Breakages & Damages
Report any incidents promptly. Charges for damages or lost items will be deducted from the bond or credit card.
Smoking Policy and Pet Rules
Our non-smoking/vaping and no-pet policies are in place to ensure the comfort and health of all our guests. Violation will incur additional cleaning fees, possible eviction, and charges deducted from your bond.
Fire Place Rules
Use provided firewood, supervise the fire, and keep flammable items away.
Septic Tank Rules
Avoid harsh chemicals, use septic-safe products, and report issues promptly for regular maintenance.
Fire and Emergency Evacuation
Rest assured, your safety is paramount. Our emergency procedures are regularly reviewed and updated for your peace of mind. In the event of an emergency, guests must follow the procedures outlined in the accommodation and as instructed by management.
Personal Belongings and Lost Property
We care about your belongings. If you leave something behind, just let us know, and we’ll do our best to reunite you with your items.
